Our Property Management Division is focused on providing our owners of Manufactured Housing, Mobile Home, and Recreational Vehicle park properties the most comprehensive and competitive management packages in the Southwest region of the United States. Our hands-on management team boasts a combined 35+ years of experience in the park management field and currently manages 1,400+ lots monthly.
Realty Exchange provides park management services including overseeing the activities of the Resident Manager(s), monitoring park expenses, marketing vacant spaces, maximizing rental income, and acting as a liaison between the Residents, Vendors, Community Employees, and the Owners.
Management Services Include:
Employee Supervision
*Interview, hire and terminate Resident Manager(s)
*Solicit applicants for employment and coordinate new employee background checks
*Train Resident Manager(s) on Community procedures
*Monitor Resident Manager(s) performance based on the guidelines of the Job Description
*Provide an annual written employee evaluation for the review and approval
*Coordinate continuing education of Resident Manager(s)
*Maintain personnel records including evaluations, time off requests, and hiring documentation
Resident Relations
*Work with Resident Manager(s) to resolve resident complaints, review, or draft letters as needed
*Review all eviction submissions with Resident Manager(s) before submission to the attorney
*Where appropriate, respond to individual resident complaints
*Direct and coordinate Resident Manager(s) to provide resident appreciation events
Expense Control
*Review and approve for payment Check Requests, Petty Cash Requests
*Inspect sites/work completed on-site before authorization for payment
*Assist Resident Manager(s) in securing (3) bids per project/item from vendors for capital expenditures and necessary maintenance. Select vendors, gather data, and make recommendations to Owners
*Review monthly rent rolls to ensure the timely collection of rents.
*Monitor local rental rates and ensure rents increase as appropriate
*Monitor park expenditures and expenses
*Submit Community projects and significant repair expenses to Owners
Marketing & Administration
*Prepare marketing and advertising materials for Communities as needed to fill vacant spaces
*Attend appropriate professional meetings, and trade shows relevant to community operations
*Inspect Communities monthly, or as necessary, and prepare Monthly Community Evaluation Assessment for each Community
*Periodically review Community files to assure they are adequately maintained
*Revise or draft Community Standards for Living, Statements of Policy, or other Community forms
*Maintain Community Forms
*Draft rental increase letters
*Work with office staff to prepare Community newsletters
*Work on short-term projects as directed by Owners
